Inspecting for Defects: Process and DIY Tips

  • by

If you’ve recently gotten your flat keys or are about to become a new homeowner, make sure to read this article. Inspecting your new flat or property for defects might seem simple until you do it yourself. Defects cover various aspects like cosmetic, integrity, latent, and more. Interestingly, some issues that seem like defects aren’t officially recognized in the Building and Construction Authority (BCA) guidelines. For example, there are specific tolerances for the levelness of floor tiles before they are officially labeled as defects. If your tiles fall within these guidelines, your developer may not be required to replace them.

Hidden defects like water damage to materials may not be visible to untrained eyes. These issues can cause problems after moving into your flat, leading to inconvenience and hassle. Mold growth, material deformation, and even rotting may occur. Fixing these problems can be expensive.

Wondering what to look for? Here are some basic tips and checks we suggest you consider during your inspection:

Doors & Windows – Check for smooth operation, including ironmongery, and inspect for scratches, dents, varnishing coats, glass finishing. Ensure surfaces are rust-free and confirm securely fastened screws. Also, assess the functionality of locks and hinges.

Walls & Ceilings – Inspect walls and ceilings for evenness, plaster issues, paint finishes, brush marks, and any other imperfections. Additionally, assess the condition of electrical outlets and switches, ensuring they function correctly.

Carpentry & Joinery – Inspect varnishing coats, termination joints, installation integrity, alignments, and smoothness during operation. Also, check for chipped or damaged edges and ensure all components are securely in place. Assess the overall finish and look for any noticeable flaws or imperfections.

Flooring – Inspect the flooring for evenness, discoloration, cracks, chipped tiles, hollow areas, and the condition of tile joints.

Electrical – Verify switches and power sockets for alignment and proper functioning. Important: Only inspect physical connections and wiring if you have technical training. When handling electrical tasks, always turn off power supplies for safety. Additionally, check for any signs of wear or damage to the electrical components.

Plumbing & Sanitary – Examine toilets and sinks for chips, cracks, and leaks around joints. Ensure consistent water flow and check for any unusual odors or sounds. Verify that all fixtures are securely in place and functioning properly.
